  1. Introduction
  • We strive to provide our guests with a wonderful and memorable stay. However, we understand that unforeseen circumstances may arise, necessitating the cancellation or modification of your reservation. This cancellation policy outlines the terms and conditions applicable to cancellations, modifications, and refunds.
  1. General Policy
  • Change over day: Saturday is our changeover day, we may be able to offer alternative days in low season.
  • Booking Confirmation: A reservation is confirmed upon receipt of a deposit, which is 25% of the total rental cost.
  • Balance Payment: The remaining balance is due 8 weeks before the check-in date.
  1. Check in / out
  • We operate self check in, using a key safe on the terrace.
  • You may check in from 3.00pm on the day of arrival, and the property must be vacated by 10.00am on the day of departure.
  1. Cancellation by Guest
  • More than 6 weeks before check-in: Loss of the deposit.
  • More than 3 weeks before check-in: 50% refund of the total rental cost.
  • Less than 3 weeks before check-in: No refund.
  • We will however try to re-let the property and refund accordingly.
  • We recommend that guests consider travel insurance to cover unforeseen cancellations.
  1. Cancellation by Owner:
  • In the unlikely event that the villa becomes unavailable due to circumstances beyond our control (e.g., severe damage to the property, legal restrictions, etc), we will provide a full refund of all payments made. We will be unable to pay you compensation or meet any other costs incurred.
  • We will also endeavour to assist guests in finding alternative accommodation.
  1. Modification of Reservation
  • Date Changes: Requests to change reservation dates are subject to availability and may incur additional costs.
  1. Early Departure
  • No refunds will be provided for early departures or unused days of the reservation.
  1. Travel Insurance
  • We highly recommend that guests purchase travel insurance to cover cancellations, medical emergencies, and other unexpected events.

  1. Acknowledgment
  • By making a reservation, you acknowledge that you have read and agree to this cancellation policy.
  1. Amendments
  • This policy is subject to change. Any amendments will be communicated to guests with existing reservations and will apply to new bookings thereafter.
  1. Tourist Tax
  • This tax, officially known as the "Sustainable Tourism Tax," was introduced to help fund environmental and infrastructure projects aimed at improving the sustainability of the islands.
  • The current rate is €2 per night per adult over 16 for the first 8 nights, then €1 per night thereafter.
